Buying a land nowadays in Kenya is very easy, but to be safe and sure about the land you want to buy, please follow the below steps so as to avoid trouble.
1: Ask the seller to show you the copy of the title deed. After seeing it, do a research with the ministry of land to confirm the real owner of the land you want to buy.
2: Do a research with the local authorities to check whether the land has any unpaid land rates. Note that land cannot be sold legally if there are any unpaid land rates.
3: Go to the ministry of lands and purchase 2 maps. One map showing the actual measurements of the land you want to buy and the other map showing the neighbouring lands.
4: With the 2 maps, you can verify the details of the land you want to buy on the map.
5: When everything is good, after agreeing on the price of the land, write down an agreement. This agreement can be decided by the two of you or you can call a lawyer.
6: Pay some amount as per your agreement but don’t pay the full amount even if you have the money.
7: Book a sitting meeting with the Lands Control Board. LCB will give approval for the land you want to buy.
8: Pay the remaining amount after getting approval from the Lands Control Board.
9: After getting all this, go to the ministry of lands to change the land ownership.
10: The land now fully belongs to you.
